This course will provide students with an overview of the small scale development process. From a leading industry expert, students will learn how to break down the barriers to becoming a successful real estate developer at any stage of their career.
Learner Outcomes
- Understand the definition of small scale development versus large scale development
- Develop an working knowledge of the San Diego Municipal Code
- Learn how to create a basic development proforma, construction budget, and partnership waterfall model
- Develop an appropriate design strategy based on site constraints, zoning, and construction costs
- Understand how a project is designed from conceptual design to construction drawings by a licensed architect
- Learn how to hire the right team of design consultants, subcontractors and general contractors
- Gain insights on how to negotiate property acquisitions to minimize risk and maximize leverage
- Understand the different sources of debt and equity
- Explore the advantages and disadvantages of hold versus sell strategy and associated tax implications
